An opportunity to rethink Patchendon Farm

With this in mind, when two of our long-standing commercial tenants moved on, we saw more than just their vacant units; we saw an opportunity to reinvest in the site.

Plans were soon in place to elevate the space and thoughtfully curate a new environment that would benefit future tenants, customers and other visitors to this corner of the estate.

Bringing together fitness and wellbeing

Unit 2, which had already been thoughtfully improved by the previous tenant, stood out to our team as the perfect space for something truly special. We approached the amazing Akasha Wellness, a well-regarded name in the local community, who we knew were looking to open a Reformer Pilates studio in Hertfordshire. The match was ideal, and we’re proud to host their beautiful new studio on site.

With Akasha Wellness bringing a sense of health, wellbeing and community to Unit 2, we saw the opportunity to complement this offering by developing Unit 4 into a functional gym; a combination that would create cohesion for health-focused visitors and residents alike!

Improving functionality, sustainability and safety

Alongside welcoming new, exciting businesses, we also undertook significant improvements across the site.

Unit 4 saw the most extensive work, with the installation of high-performance insulation and new double-glazing windows being just part of the project. These functional, yet necessary improvements helped to make the space far more energy efficient and led to the space achieving an EPC rating of B, a priority for us as we continue to improve the sustainability of Woodhall Estate.

Existing tenants also saw updates in the form of new roller shutter doors. Not only did these enhance security and visual appeal, but they also created a safer environment for vehicles and pedestrians on site, as they replaced the outdated doors that opened outwards.

Creating a community space

In the heart of this space was also a large courtyard. Previously unused and lacking appeal, we decided to rework this area to create an area fit for awaiting appointments, sharing conversations after classes, and even enjoying a lunch break on a fair-weather day. These improvements included replacing the existing concrete groundworks with gravel, cosmetic touches of painting and the installation of a selection of picnic benches, too.

A thriving hub for fitness, creativity and community

Today, the development has taken shape as a vibrant fitness and creativity hub in the Hertfordshire countryside. With other businesses on the site, consisting of a photography studio and a creative marketing agency, the space works in harmony, as the ventures naturally complement one another and contribute to the welcoming atmosphere of the estate.

From reformer pilates classes to personal training, photography sessions and creative marketing consultancy, this space supports a wide array of crafts that all foster and encourage community and connection.
